Los Angeles , CA Cash Compensation: Industry Type: Real Estate Developers Job Description: Action Property Management is looking for a dynamic Operations Engineer to oversee our operations and engineering needs in a residential high rise building in W. Los Angeles. Position Summary: The Operations Engineer is responsible for maintaining, correcting deficiencies, and/or making repairs to all “common areas” within the building. The Operations Engineer is responsible for communications with the General Manager, Board of Directors, Committees, as well as outside vendors and onsite staff. The Operations Engineer shall be responsible for the scheduling and supervision of the Maintenance Staff; interfacing with residents to address concerns, ensuring that all Janitorial staff are performing in accordance with their job description and inspecting common areas regularly to ensure the proper quality of service. The Operations Engineer or designate shall be available by cell phone 24 hours per day, 7 days a week for emergencies. The Operations Engineer shall be responsible for soliciting and reviewing bids, meeting with vendors, summarizing and presenting bids to the Board of Directors, then negotiating with vendors to ensure the best possible service for a fair price. The Operations Engineer is responsible for creating and implementing a comprehensive preventative maintenance program and keeping all associated documentation and records. The Operations Engineer shall communicate with homeowners and vendors on behalf of the Association, as needed and directed. Education and/ or Experience: Bachelor’s degree or equivalent in Engineering and/or Mechanical Engineering is desired. Required Experience: A background in Project Management and Onsite Property Management is required, high rise property experience is preferred. Computer Skills: Personal computer understanding, including knowledge of Microsoft Outlook, Word, Excel.
