Job Description: Job Responsibilities
The Senior Manager, Design and Delivery is responsible for the management of the design and construction of Tenant Improvement, Ground Up and Technology projects within the Corporate Real Estate portfolio in the Western United States. Responsibilities include client interface, programming, planning, design development, construction document development, construction management, and financial reporting. This position is responsible for leadership and management of projects as well as a team of project managers executing similar work.

CORE FUNCTION & RESPONSIBILITIES:
Work Flow
- Leads turn-key project management through all phases of development, from initial analysis through closeout.
- Manages multiple projects, deliverables, milestones, schedules, and budgets simultaneously.
- Teams with internal and external partners to see all projects through successful timely completion.

Leadership Skills:
- Demonstrated ability to think conceptually, translate concepts into graphic images, strategize, master technical issues and simultaneously manage a wide range of similar and dissimilar tasks. Ability to drive for results and achieve results, communicate effectively to a wide range of audiences, resolve conflict, and lead and mentor Direct Reports or colleagues.

Resource Management
- External Resources to include Urban planning / design, Land Use Planning, Master Planning, Design (Architecture, Landscape Architecture, Interiors, Graphics), Engineering (Civil, MEP, Structural, IT), Building Code, Specialty systems design (related to site / building development), Cost estimating, Scheduling, Construction / Project Management, and General Contractors.

? Defines contracting approach:
o Based on project requirements, and Disney services procurement standards / requirements, assesses optimal project contracting approach.
o Defines potential contractors.
o Leads RFQ / RFP process and contractor selection process.
o Selects contractor and, in partnership with Sourcing / Legal, negotiates and executes project contracts.

? Coordinates project scope with selected contractor(s):
o Defines schedule parameters / risks.
o Defines budget parameters / risks.
o Manages change control procedures (budget and schedule).
o Defines risks mitigation strategies.

? Supervises construction phase of work:
o Represents TWDC’s interests throughout construction effort.
o Coordinates construction progress / issues with key internal and external stakeholders.
o Reviews and approves construction schedule and budget progress throughout job.
o Defines correction / mitigation strategies to budgets / schedules.
o Reviews and approves contractor work progress and payment.

? Turn Over - Leads process of turning over completed projects to BU’s and to CORE Operations teams:
o Leads Furniture, Fixture and Equipment installation, coordinates with suppliers, and supervises installation and commissioning.
o Ascertains contractor completion of project including punch lists, systems / equipment commissioning, warranty issues, contracting claims / exposures, and closes out project.

- Internal Resources - Partners with Project team including Design, Controls, Corporate Real Estate, Sourcing, Facilities, Operations, Corporate Legal, Corporate Finance, Corporate IT, Business Unit executive teams (CFO, HR, Operations) serviced by CORE, and other Disney design teams.

? Client Relationship Development
? Must be able to demonstrate a client service orientation
? Ability to develop positive relationships with client business units
? Experience in interpreting client needs and translating to project team
? Ability to manage expectations of business units, and consistently meet and exceed these expectations.
? Defines budget for construction effort:
o Develops and maintains benchmark budget database for typical construction projects in various domestic and international regions.
o Defines high level, conceptual budget estimates.
o As project becomes more defined, updates and increases sophistication of budgeting process.
o Monitors construction budgets throughout design and documentation process to ensure that defined project financial parameters can be met.
o Defines process for value engineering design and documentation as well as construction efforts.
o Based on evolving budget information, leads process of defining optimal approach to achieving project financial parameters.
o Coordinates value engineering efforts with all internal and external team members.
o Assesses risk tied to project budgets.
o Defines mitigation approaches to defined risks and proactively implements measures to minimize budget and schedule risks.

Internal Team Management & Development
- Lead and manage team to consistently execute projects on budget, on schedule and meeting the Business Unit requirements.
- Ability to support common goals and embrace team achievement over individual needs.
- Proven experience in developing internal partnerships.
- Defines team and talent to support work load.
- Defines and assigns work initiatives.
- Defines, assesses and coordinates project scope, budget and schedules.
- Coordinates internal and external partner work scope.

Presentations
- Leads internal team and/or external resources on construction and development efforts to support real estate projects.
- Updates schedules and reporting tools to track projects and contribute to cost tracking.

PROJECT SPECIFIC SCOPE:
Project(s): Multiple small and medium sized projects, individual large projects. Number of projects: 5-10 concurrently, depending on size.

Budgetary Amount: Manages all facets of a project with the following budgetary responsibility:

Project value: $50k to $50M

Team Projects; Multiple small and medium sized projects.
Number of projects: 40-80 concurrently.

REPORTING RELATIONSHIPS:
Primary: Vice President, Design & Delivery
Reviewed by: Vice President, Design & Delivery

Personnel under leadership: Sr. Project Managers, Project Managers, Assistants, Interns

Number of Direct Reports: Varies, 4 to 10

Required Qualifications
- College degree required in a development core discipline such as Construction Management, Civil Engineering, or related profession.
- 8 to 10 years of project management with proven experience managing Tenant Improvement, Ground up and Technology projects in a fast paced environment.
- Proven experience in schedule management and consistent on time project delivery.
- Able to demonstrate creative problem solving techniques to resolve project issues.
- Direct experience in managing key milestones for project success.
- Able to demonstrate value engineering skills and articulate specific examples of success.
- Understanding of the local or regional codes and ordinances that inform a building design
- Understanding of the entitlements, financial and public relations implications of a proposed physical plan
- Understanding of workplace trends that would impact space planning and interior designs
- Thoroughly proficient at reading and interpreting construction documents, leases, and contracts.
Desired Qualifications
Computer proficiency in Microsoft Word, Excel, Project, PowerPoint - AutoCAD & SAP (a plus)
