Responsible for directing all store and non-store related construction projects and activities within assigned region. Projects include new stores, remodels, acquisitions, corporate facilities, new format initiatives, and distribution centers. Responsible for development of company employees in assigned region and implementation of corporate and departmental policies as directed by the Divisional Vice President, Construction and Facilities Management.

Job Responsibilities

Directs the construction program for assigned region as determined by the Divisional Vice President, Construction and Facilities Management. Maintains and reports on building costs, cost trends, labor issues in assigned region. Reviews cost reports of departmental employees in assigned region. Reviews and approves contracts of departmental employees in assigned region before execution. Assures departmental policies with respect to bidding are followed by departmental employees in assigned region. Negotiates, constructs and issues contracts for all projects in assigned market. Negotiates, constructs and issues complex contracts (Guaranteed maximum price) for all projects in assigned region. Manages cost, schedule, and quality of complex Walgreen self build projects in assigned region. Serves as construction manager for all specialty construction projects including company acquisitions, corporate buildings, distribution centers, new format initiatives. Develops and manages departmental initiatives including quality testing programs, value- engineering and other cost savings ideas and generic punch list creation. Assists Divisional Vice President, Construction and Facilities Management, as required, with contract language modification, lease language modification and compliance. Assists Divisional Vice President, Construction and Facilities Management with development of capital expense budget for assigned region. Manages cost, quality and schedule for all projects in assigned region and monitors progress with respect to capital expense budget. Creates, monitors, and reports to the Divisional Vice President, Construction and Facilities Management the value-add to the company. Develops and maintains positive working relationships with internal and external clients. Meets with Senior Management in Operations and Community Management division for assigned region to discuss construction issues. Manages development program within assigned region by facilitating ongoing communication and education between developer, GC, architect & other external Walgreen consultants. Works with Facilities Planning and Real Estate departments on project regional project issues. Develops department employees (Manager, Regional Construction, Project Manager, Project Engineer and Superintendent) through orientation, training, establishment of objectives, performance evaluation and review, and constructive feedback. Creates performance goals and monitors progress for departmental employees in assigned region. Assists Divisional Vice President Construction and Facilities management with development and execution of departmental policies and procedures. Manages resource allocation (Managers, Regional Construction, Project Managers, Project Engineers and Superintendents) for all projects in assigned region which includes multiple markets. Monitors labor hours and expenses for compliance with departmental policies and budgets. Participates in the resolution of community, trade union, loss prevention, and store system issues and concerns relative to assigned projects. Maintains sensitivity to diversity issues within communities surrounding Walgreen Co. projects, including participation in their resolution. Manages construction projects for new stores, remodels and rollouts. Develops, coordinates and assumes full responsibility of projects by participating in strategic planning of projects. Directs preparation of detailed schedules, ensures timely progress and cost control according to plans and criteria as established by Walgreens.

Basic Qualifications

Bachelors Degree and at least 10 years experience as a Construction Project Manager At least 5 years experience as a Construction Project Manager in a Commercial Retail industry. At least 10 years experience managing more than one project simultaneously in a schedule driven process. At least 10 years experience establishing & maintaining relationships with individuals at all levels of the organization, in the business community & with vendors. At least 5 years experience executing departmental policies and procedures. Experience diagnosing, isolating, and resolving complex issues and recommending and implementing strategies to resolve problems. Knowledge of construction and engineering practices including budgeting, estimating and scheduling. Knowledge of construction plans / specifications, such as budgets, cost reports, etc. Knowledge of architectural/site plan design, including items such as cost and quality control, material/equipment installation, bidding practices, material and labor costs. Experience working with and/or establishing estimating standards. Intermediate level skill in Microsoft Office 2003 or later: Word (for example: creating and modifying text styles, numbering and sorting lists, working with sections and columns, formatting tables, and using templates and using diagrams and drawing tools), Excel (for example: formatting text and borders of cells, working with workbooks and worksheets, using range names, referencing cells, sorting, and auto filtering) and PowerPoint (for example: creating presentations, adding and removing slides, entering and formatting text, applying design templates, modifying masters, inserting graphics and objects, creating handouts). At least 5 years experience planning, developing, and managing departmental expense and capital budgets. At least 5 years experience directly managing people, including hiring, developing, motivating, and directing people as they work.

Preferred Qualifications

Bachelors Degree in Civil Engineering or Construction Management/MBA. At least 5 years experience as a Manager, Regional Construction with Walgreen Co.
