Provides a full range of facility management and mechanical engineering services associated with the following: Quality assurance reviews of construction documents, consultant liaison, and project management oversight related to remodeling, renovation, and new construction projects in coordination with Planning, Design, and Construction (PDC) staff. Integrated involvement with the planning, design, construction, property management, and operation & maintenance responsibilities associated with 950k+ rentable square feet of commercial office building space. Development and implementation of energy conservation measures. Technical support for Operation and maintenance (O&M) initiatives and supervision of O&M staff. Coordination and quality control for commissioning initiatives primarily involving the re-commissioning of the HVAC and building automation systems (BAS) on a periodic basis. Enhancements and upkeep oversight of preventative and predictive maintenance program in coordination with the O&M staff. Management of a Mechanical, Electrical, & Plumbing (MEP) asset replacement/renewal program for commercial office buildings. Direct involvement and accountability related to the ongoing development and implementation of Departmental process improvements. Development assistance of the facility management annual budget Oversees and/or supports the development strategy and ongoing maintenance of record/as-built drawings. computer aided facility management (CAFM) database, design standards/guidelines, and Departmental protocols, procedures, and policies. Responsible for the development and implementation of reliability and redundancy strategy and re-commissioning of the corporate server rooms in coordination with the Information Technology Department and O&M staff. Directly involved with development and issuing of Request For Proposals (RFPs), receipt and evaluation of proposals, contract negotiations, processing of service agreements, and vendor/contractor coordination and evaluations. Property management involvement including benchmarking of facilities and determining improvement opportunities and strategies related to the proper balance between cost, quality, business interruption mitigation, customer service, and proactive communication protocols. Requirements: Minimum Requirements: 15+ years of combined experience in facility management, project management, energy conservation measures, architectural and engineering oversight, contractor/vendor contract coordination, mechanical engineering design, building automation systems, MEP infrastructures, and commissioning in a commercial building environment Direct experience with mechanical design and development of construction documents including plans and technical specifications for heating, ventilation, air conditioning, building automation systems, plumbing, and fire protection related disciplines Facility Management experience with, but not limited to, planning, design, construction, property management, and operations & maintenance Project management experience including client, general contractor, and consultant coordination Commissioning experience with first generation build-outs, renovations, and retro-commissioning A thorough knowledge of the latest editions of Microsoft Outlook and Office (i.e. Word, Excel, and PowerPoint) Bachelor of Science degree in Mechanical Engineering from an accredited University Registered Professional Engineer, State of Texas Legal authorization to work in the USA on a full-time basis
Preferred Qualifications: Extensive knowledge of the principles, methods, and practices involved in the design, remodeling, energy conservation management, commissioning, property management, operation, and maintenance of facilities and their systems A working knowledge of the latest edition of Microsoft Project and basic understanding of Autodesk AutoCAD Masters degree in Engineering or Management
