Job Description:
The position of Director NA Real Estate is one of the most important positions in the company and is fundamental to the future success of the NA Fulfillment Center (FC) network. The role is responsible for the Real Estate management of the current NA network and the future planning and acquisition of new FCs to support the rapid expansion requirements for Storage and Throughput capacity. In addition, the role will manage the NA Real Estate portfolio for the Customer Service centers (CS) network and Subsidiary facilities network. The current NA Operations FC network portfolio consists of 30 FCs totaling 18M ft2.

The position is responsible for developing future: smart architectural plans, RE Standards, site selection, Tax and incentives programs, financial strategies (Lease, Own), construction scheduling, Support Services and leasing management of the existing NA network. The negotiations of lease contracts in NA are managed directly without support of brokers or agencies reducing costs. The negotiations are extremely complex and vary by developer, state and financing institution.

The role is also responsible for driving the strategic location analysis, Codes administration and the related negotiations with Federal, State, Country, and Local authorities to maximize all financial opportunities and eliminate all regulatory risk. The role will coordinate with Amazon Tax and Legal to drive and secure the most effective Tax and financial incentives programs for NA Operations expansions.

The proposed Director role will manage the link between Developer, Architect, Construction Company and Amazon to strategically drive the network extension in NA to support lowest cost & speed. The direct interface to architects and construction partners is driving continuous improvement to optimize building layouts in terms of Storage, MHE, Safety, Security and Green aspects. The responsibility of the role is to negotiate flexible and attractive short term lease contracts for off-site locations, linking contracted floor space to capacity requirements.

The position manages and negotiates directly with external parties and works with high level executives to secure State and local funding. The communications and negotiations are frequently on the State Governor, State Secretary, CEO and COO levels. The responsibility is also covering the preparation of the lease approval process to the CFO and the tracking of the budget compared to plan. The position is working in a very close relationship to the Vice President (VP) of NA Operations, Director of Engineering & RE, Dir of Finance, and the NA VP of Supply Chain.

Basic Qualifications:

# 10+ years of experience with Industrial Properties & Property Management

# 10+ years of experience in Industrial facility construction layout & design

# BA or BS degree required

# Experience with analytical software tools such as Excel


Preferred Qualifications:


* MA or MBA preferred

* Strong analytical skills include financial modeling and forecasting

* Senior Director level experience managing a comparable real estate portfolio.
