Position Summary:
The Land Acquisition Director is responsible for finding, acquiring, and prioritizing land. The director utilizes and assists in updating market strategy reports, develops business plans for each land deal, and negotiates contracts to secure land. The Director scrutinizes property (in terms of street condition, sewer readiness, number of trees, etc.) and finds land in areas and price ranges consistent with market survey data, while optimizing the return on investment and minimizing risk to the company. In this position, the Director of Land Acquisitions will lead, motivate and manage the team responsible for the following: - Acquire and entitle the land necessary to meet division goals and projections- Prospect for potential land acquisition opportunities- Provide information for the preparation of preliminary pro forma financial analysis for land opportunities- Negotiate terms and specific language to be included in purchase and sale agreements- Manage the preparation and approval of all entitlement documents required for new land purchases.
The Land Acquisition team manages land purchases through entitlement processes, provide information for and participate in the coordination of land acquisition packages (pro forma's) for corporate approval. They review escrow instructions and closing documents, title reports, and coordinate title objection letters to sellers. In this position, you will need knowledge of the political environment and the ability to form political relationships, an understanding of market trends, pricing, growth and supply.
Requirements:
A minimum of 5 years current experience in residential land acquisition strongly preferred with demonstrated success in the following areas
* Land negotiation and contracts
* Project management, computer and financial analysis
* Leading, motivating and developing a growing team
* Managing details and driving results
* Advanced understanding of profit margins and return on net assets
EDUCATION:
Bachelors Degree or above in Business, Engineering, Real Estate, Government Relations, or related field.
OVERALL RELATED EXPERIENCES:
Knowledge of the new home construction industry; Experience in reading, writing, and analyzing business cases; Experience buying and selling land; Personnel management experience; negotiating experience. 5-10 years experience in land acquisition and contract negotiation in construction or related field. Experience in developing relationships with land owners; Experience in providing due diligence and feasibility packages to close land deals. Experience dealing with city and county governments regarding land purchases. Experience in identifying zoning issues.
