Job Description: The position may use volunteers to assist in performing tasks, but must monitor the volunteer’s performance for quality purposes. Effective and positive communication and appreciation of and with volunteers is vital to the success of this position.


Pre-Development

Manage land acquisition process: Review potential purchases and donations and approve or reject land for purchase or donation acceptance.

Collaborate with municipal officials, land planners, engineers and other affiliate senior management in preparation of site plans and multi-unit developments.

Establish countywide construction schedule; coordinate with permit applications to ensure that there is continuous work available for our prospective homeowners and for our volunteer crews.


Construction

Manage all construction staff and subcontracted labor. Seek competitive bids, select, schedule, direct, and coordinate all subcontracted construction efforts for electrical, plumbing, HVAC, utility, site preparation, and other required work.

Manage building program in accordance with Habitat for Humanity International’s Best Practices.

Investigate alternative building materials, taking advantage of new methods or technologies, and report periodically to board.


Administration

Collaborate with other senior management in Strategic Planning and presentation to Board of Directors. Plan and implement approved strategies.

Represent affiliate in joint ventures with developers and other stakeholders.

Review, comment and recommend acceptance or change to construction-related contracts.

Ensure compliance with grantor’s and funding agencies. Provide reporting information to Development Director.

Develop department policy manual.

Establish and oversee in-house materials procurement system.

Maintain a project management and timeline scheduling system that is available for all staff to review.

Review and approve all invoices, including regular and sundry expenditures up to the limits of authority approved by the Board.

Prepare and maintain a typical construction budget. Track each HFH home against a baseline budget. Prepare average construction cost figures, at least annually, for Board use in setting home prices.

Provide a monthly, written status report to the Board, and informal updates as required.

Assist in paperwork necessary to complete house closings.
