What is Director of Development Job Description ?

GENERAL ROLE DESCRIPTION:

This is a management level position responsible for tactical project management of large development project located in Caribbean. This individual will manage project design completion, procurement, execution and close out. You will manage the execution of the creative design intent throughout the life of the project while interfacing with external creative and technical consultants. This is the frontline manager responsible for monitoring budget and ensuring that our quality level and delivery schedule is met.

CORE FUNCTION & RESPONSIBILITIES:

Assume responsibility for all design, construction, planning, schedule, and financial aspects of the development of this $100M+ luxury resort and residential project.
A disciplined professional manager possessing good organizational skills, systems, and interpersonal skills and a solid understanding of large scale development projects.
Direction of on-site supervision and project management.
Management of CM responsible for execution of Construction.
Origination and interpretation of budgets and controls.
Preparation, management, reporting and control of project schedules.
Extensive project management and estimating experience, familiarity working with design consultants and contractors in order to complete value-engineering and constructibility reviews.
Team player with demonstrated interpersonal, organizational, and leadership skills.

MAJOR RESPONSIBILITIES:

This individual will manage all activities related to the design and construction process, and interface with all internal divisions of the company and its partners, senior management with the organization, and members of the general business community. The responsibilities include but are not limited to:
Initiate and implement all activities and "make things happen." Act as a principle strategic and tactical planner.
Set the project goals and objectives and lead the project's on-going operations in accordance with policies upon which the Director of Development will have agreed with the Vice President of Development.
Manage all financial reporting.
With the assistance of other project team members, monitor and control the reporting systems and procedures established by the company for evaluating project results as to cost, schedule, quality, and client relationship keeping informed of all such activities and performance.
Supervise all design professionals, ie: architects, engineers, landscape architects, interior designers, graphic designers, and specialty consultants.
Set objectives and strategies with the construction management team in leading construction and operator turnover activities.
Manage the goals, objectives, and performance of team members reporting.
Manages projects which are self-contained and definable to the high quality standards of Flag Luxury Properties.
Assists in the leadership of the decision making process for design
Assists the CFO in preparing Budgets, Cash Flows, and Financial reports required for the project.
Responsible for writing and defining scope, estimates, schedules, budget development, contract administration, procurement (generates scope through award)
Develops program book and coordinates commitment established by pro-forma
Decision-making responsibility and elevates appropriate issues to executive management
Will prepare and present project status reports at monthly updates to executive management with accountability
Leads field coordination and direction during construction
High level of design and documentation management responsibilities
Primary problem solver and handles conflict resolution on project
Manages relationships with owner/operator and a primary representative for developer on this project
Responsible for personnel management of direct reports to include performance reviews, performance counseling, talent development etc
Interfaces with Executives
Heavy contractor interface
Adherence to all personnel policies and company handbooks

TECHNICAL SKILLS AND REQUIREMENTS:

15+ Years job related experience
Proven experience managing the project development process and documentation (shop drawings, document control, punch lists)
Experience in developing programs and coordinating commitments established by pro-formas
Ability to lead the project team
Experience with and proven understanding of scheduling, estimating, budgeting and quality control
Ability to manage through conflict, complexity and to problem-solve issues to resolution
Experience with hiring outside vendors, professional bid packages
Experience in the contract administration process (contacts, professional fees)
Ability to understand the needs of the client and to manage relationships between the owner/operator.
Computer literacy (Word, Excel, E-Mail)
Financial literacy
Ability to comfortably communicate, both verbally in presentation and conversation, and written in correspondence to project team, vendors, consultants, prospects and partners.
Ability to give direction, adapt to change, establish relationships, and work in a team environment
